MARKETING

How I present your property

1A realistic price

On-site valuation looking at location, building fabric and modernisations, compared with current sale prices. A good price attracts the right buyers.

2A compelling property brochure (exposé)

Good photos, floor plans and an honest description that shows strengths and clearly explains open points. I will gladly show you a sample exposé when we meet.

3The right buyers

Contacting registered prospects from my search requests and marketing through the right channels. Discreetly, without a public listing, if you wish.

4Vetted prospects

Viewings only with prospects who are serious about buying and able to finance. This protects your privacy and your time.

5Personal viewings

I attend every viewing myself and can competently answer technical questions about the roof, heating or damp.

6Clear feedback

After every viewing, you will hear how it went. You decide in your own time whom you want to negotiate with.

SALES ROADMAP

Step by step to the notary appointment

  1. Week 1

First meeting and initial property analysis

We talk about your goals and your timeframe. The free initial property analysis provides official data on the plot, location and surroundings.

  2. Weeks 1 to 2

    Viewing and valuation

I view your property on site and work out a realistic asking price with you.

  3. Weeks 2 to 4

    Compiling documents

Land register extract, cadastral map, floor plans, living space calculation, energy performance certificate (EPC) and, for apartments, the documents of the owners’ association.

  4. from week 4

    Marketing and viewings

Exposé, contacting registered buyers and personally accompanied viewings.

  5. after an offer

    Negotiation and credit check

I negotiate in your interest and have the buyer’s financing confirmed before going to the notary.

  6. approx. 2 to 4 weeks

    Notary

The notary drafts the purchase contract. I compile all the documents for the notary and accompany you to the signing appointment.

  7. after payment of the purchase price

    Handover

Joint handover with a report and meter readings. The keys change hands only once the purchase price has been paid.

Document service: the paperwork is my job

Many owners are put off above all by the bureaucracy. If you wish, I will request the necessary documents from authorities and property managers and compile everything for buyers, banks and the notary.

  • Land register extract
  • Cadastral map and site plan
  • Building encumbrance register information
  • Energy performance certificate (EPC) (issued by an authorised issuer)
  • Floor plans and living space calculation
  • Declaration of division and meeting minutes for freehold apartments

The timings are typical values. How long a sale takes depends on the property, location, price and market. It often takes a few weeks to a few months from the first meeting to the notary appointment.

SPECIAL LIFE SITUATIONS

When a sale is more than a transaction

Selling in later life

Moving to a smaller home or into assisted living is a big step. I take my time, help with the organisation and, if you wish, explain options such as selling with a right of residence or usufruct. The legal arrangements are handled by the notary and tax adviser.

Community of heirs

When several heirs have to decide, a neutral, transparent valuation helps. I value the property, keep everyone involved equally informed and support the sale once everyone agrees. More in the guide.

Separation or divorce

A stressful situation calls for objectivity. I determine a fair value, remain neutral and ensure an orderly process, even when conversations are difficult.

From my practice

For an 83-year-old owner, I sold her detached house, organised the clearance, drove her to the notary and supported her move into a care home.

“I ended up in good hands.”

APARTMENT BUILDINGS · COMMERCIAL · LETTING

Apartment buildings, commercial and letting

I also support owners of apartment buildings, mixed-use residential and commercial buildings and commercial units with selling and letting. As a graduate engineer (Dipl.-Ing.) and DEKRA-certified expert, I provide transparent valuations and identify technical issues before buyers ask about them.

Selling an apartment building

Valuation based on rental income using the income capitalisation approach, an exposé with a rent schedule and targeted outreach to investors. Discreetly, without a public advertisement, if you wish.

“People buy me with a calculator.”

Selling a commercial unit

Shop, office, practice or mixed-use building: I prepare leases, location and figures so that investors and owner-occupiers quickly understand what they are getting.

“I’m not a home, but I’m a good place to work.”

Letting an apartment or house

Market-rate rent, vetted prospective tenants, personal viewings, tenancy agreement and handover report. You decide who moves in.

“I’m looking for new residents who suit me.”

Selling with tenants in place

Many owners believe they first have to give notice or wait until the apartment is empty. That is not true:

  • Sale does not break a lease: the tenancy agreement passes to the buyer.
  • Investors specifically look for let properties with secure rental income.
  • Involve the tenants: inform them in good time and arrange viewings fairly.
What you get
  • Valuation by a DEKRA-certified expert
  • Exposé with rent schedule and key figures
  • Targeted outreach to investors, discreetly if you wish
  • Technical assessment of roof, heating, damage and solar PV
  • One point of contact through to the notary or key handover

This information does not replace legal or tax advice. For questions on tenancy law, taxes and contracts, a lawyer, tax adviser and notary are the right people to contact.

FREQUENTLY ASKED QUESTIONS

Questions from sellers

How long does a property sale take?

That depends on the property, location and price. It often takes a few weeks to a few months from the first meeting to the notary appointment. A realistic asking price and complete documents speed up the sale considerably.

Which documents do I need for the sale?

These include an extract from the land register, cadastral map, floor plans, living space calculation and energy performance certificate (EPC); for freehold apartments also the declaration of division, the owners’ association budget and the minutes of owners’ meetings. On request, I will obtain the documents for you. The complete list is available as a checklist to download (PDF).

Can I sell a rented property?

Yes. The principle “sale does not break a lease” applies: the tenancy agreement passes to the buyer with all its rights and obligations. For investors, a securely let property can even be particularly attractive.

How is an apartment building valued?

For let apartment buildings, the focus is usually on the income value, i.e. the rental income that can be achieved sustainably. Location, condition, upcoming maintenance and the quality of the tenancy agreements are also taken into account.

What documents do I need for an apartment building?

Above all, a current rent roll, all tenancy agreements, the latest service charge statements, the extract from the land register, the energy performance certificate (EPC) and proof of modernisations. Anything missing, we will obtain together.

What does it cost to let a property through you?

When letting residential property, the agent’s commission is paid by whoever commissions the agent. I will discuss the costs for your case transparently with you in advance and confirm them in writing.

Can I sell my property discreetly?

Yes. On request, I will initially offer your property only to registered, vetted prospective buyers, without a public listing.
